The Federal Aviation Administration approved the height for what would be the tallest tower in Sunny Isles Beach.

Dezer Development could build up to 743 feet above ground, or 749 feet above sea level, on the property at 18401 Collins Avenue.

Dezer owns the Days Hotel by Wyndham Thunderbird Beach Resort on the site. Property records show Dezer Hotel Management Ltd. paid $6.78 million for the hotel in 1996. The five-story, 180-room building was built in 1955 on a 3.56-acre site.

Dezer Development CEO Gil Dezer said that he is “years away from demolishing the hotel” but that it would eventually be developed into a luxury condo tower.

At the height approved by the FAA, the skyscraper that Dezer eventually builds could be the fourth tallest in the Miami area and in the state of Florida.

A few blocks north, Dezer and the Related Group recently received their temporary certificate of occupancy for the Residences by Armani/Casa at 18975 Collins Avenue. About 30 units remain for sale at the 308-unit tower. It’s 649 feet tall.

Dezer declined to say when he plans to launch his next condo project, but said he will wait until Armani/Casa is fully sold.

The Sunny Isles-based real estate firm is also working on plans for the Intracoastal Mall in North Miami Beach, where Dezer could build roughly 2,000 residential units, 2.5 million square feet of commercial space and buildings up to 40 stories tall on the east side of the property at 3501 Sunny Isles Boulevard, along the Intracoastal Waterway.

Fuddruckers franchisee sues Dezer firm to prevent redevelopment of Orlando mall

The owner of a Fuddruckers restaurant at an Orlando shopping mall sued to prevent a company run by Michael Dezer from redeveloping the mall.

Dezer is the founder of Sunny Isles-based Dezer Development, which paid $23.7 million about a year ago for Artegon Marketplace, a shopping mall on Orlando’s International Drive, which winds through the city’s theme park district.

The previous owner of Artegon Marketplace, New York-based Lighthouse Group, evicted most tenants at the mall in early 2017.

Artegon Marketplace is now vacant except for spaces occupied by Fuddruckers, a movie theater and a Bass Pro Shop, all of which have their own entrances and remain open.

Soon after his company bought the mall, Dezer started to move his personal car collection into the mall and to plan such new attractions as a go-cart track and a vintage pinball museum.

Blue Hills International, the Fuddruckers franchisee, and at least eight former tenants of the mall are plaintiffs in a lawsuit against Lighthouse Group and a limited liability company Dezer controls, Dezer Orlando Center LLC.

According to the suit, the Fuddruckers restaurant would suffer a loss of business from any redevelopment of Artegon Marketplace that is “inconsistent with a retail mall.” Attorneys for Dezer have not formally responded to the claims in the suit.

The city government started imposing fines on Dezer for failing to obtain necessary permits and zoning to operate an auto museum inside Artegon Marketplace.

Related, Dezer score $115M construction loan for Hyde Midtown

The Related Group and Dezer Development just sealed a $114.7 million financing deal for their upcoming Hyde Midtown condo project in Miami.
The loan covers Hyde Midtown’s development site at 3401 Northeast 1st Avenue right in the heart of Midtown Miami. It was issued by an affiliate of Mack Real Estate Credit Strategies, a New York lending firm that’s tied to the Mack Real Estate Group.
Related and Dezer broke ground on Hyde in September and expect to wrap up work on the 60-story tower in the second quarter of 2018. It’s slated to bring 60 hotel rooms and 410 condos to the neighborhood.
A fourth quarter report from brokerage ISG World said sales at Hyde stood at 65 percent by the end of 2015. The project launched sales in 2014.
Hyde Midtown’s amenities will include a pool deck, spa and fitness facilities, plus event and meeting spaces. Units at the building range in price from the mid $300,000s to $2 million.
