Coupling a three-dimensional home tour with a real estate listing is hardly new, but it could become more commonplace now that Zillow is offering an app to make the imagery free of charge.

Seattle-based Zillow Group announced last week that it will enable the inclusion of 3D tours with all its listings, HousingWire reported. The announcement follows a successful test of the 3D-tour technology during a trial period. Zillow also introduced a new app that real estate agents and sellers can use to create 3D images and videos with an iPhone. The company estimates the process could take as little as 15 minutes.

Agents who participated in the trial said listings with 3D tours drew more prospective buyers than those without the technology, according to the report.

“We’re democratizing access to this technology and making it free for agents and sellers,” said Jeremy Wacksman, chief marketing officer of Zillow Group, to the outlet. [HousingWire] – Mike Seemuth

Joint venture in South Florida set to build 288-unit apartment complex near Daytona

EDEN Multifamily and Ghitis Property Company expect to break ground in June for garden-style, lake-front apartments in Port Orange

Two South Florida real estate development companies formed a joint venture to build a 288-unit apartment complex near Daytona Beach.

The developers are EDEN Multifamily, led by Jay Massirman and Jay Jacobson, and Ghitis Property Company, headed by former Trammel Crow Company partner Leo Ghitis.

They plan to build a lakefront apartment complex called EDEN Crystal Lake in Port Orange, a city just south of Daytona Beach.

EDEN Multifamily and Ghitis Property are preparing to break ground in June for 288 garden-style apartments on a 19.5-acre development site next to a 38-acre lake. The developers recently won approval of their site plan.

Shared amenities at EDEN Crystal Lake would include a lakefront boardwalk, outdoor lounge, dog park with grooming stations, clubhouse, gym and swimming pool. The development’s architect is Kendall-based MSA Architects.

The developers said they have secured all the capital necessary to build the apartment complex at 1270 Reed Canal Road in Port Orange.

“Everyone involved is bullish about the location of the project site and upside of the Port Orange submarket,” Jay Jacobson, president of EDEN Multifamily, said in a prepared statement.

The development site is within four miles of Daytona Beach, the city’s international airport and the Daytona International Speedway. It is also close to Interstate 95 and Interstate 4, shopping and dining venues, three post-secondary educational institutions, and health care employers with more than 72,000 employees. – Mike Seemuth

A piece of J.P. Morgan, Jr.’s country home is on the market

For about £5 million — or roughly $6.5 million — you too can live like a banking mogul. Actually, more like in the former mansion of a banking mogul.

One of seven apartments within the country home of J.P. Morgan, Jr. is on the market in Hertfordshire, England, Barron’s reported. Developers carved up the mansion, which sits outside London, into the units more than 10 years ago.

The American banker bought the property in 1910. On weekends, Morgan hosted sporting parties on the 55-acre estate with King George VI and Queen Elizabeth, the Queen Mother, among his guests. Morgan later loaned the mansion to U.S. Ambassador Joe Kennedy.

The duplex on the market — “The Windsor Apartment” — has five bedrooms, spans 5,100 square feet and has original stained glass panels. The mansion’s former baronial hall has been converted to the Windsor unit’s open living and dining rooms.

The apartments today share underground parking, a gym, the grounds and a tennis court. Real estate agency Strutt & Parker is handling the listing. [Barron’s] — Mary Diduch

Terra founder Pedro Martin’s former mistress files defamation suit; latest in ongoing feud

Martin won a temporary restraining order against Johanna Vibe Ener in 2017; his lawyers called her suit a “malicious attempt to extort and embarrass” him

The former mistress of Terra chairman and founder Pedro Martin is suing him for defamation in an ongoing feud that two years ago saw Martin secure a temporary restraining order against her.

Johanna Vibe Ener filed the suit on Tuesday from England — where she now lives after fleeing Miami three years ago — and is representing herself. She accuses the Miami developer of orchestrating an “elaborate concerted campaign to publicly defame and ruin” her. Ener said Martin did so in “a last-ditch effort to save his personal life, his marriage and business reputation.” Ener and Martin had two children together.

Ener claims Martin made “deceitful, scandalous and highly offensive statements” to media outlets when he sought and won the temporary restraining order against her in 2017. Ener did not respond to emails and a phone message seeking comment. She is seeking $200 million in damages, claiming that he owes her millions from a promised trust fund for their children and insurance policies.

David Duckenfield, a spokesperson for Martin, said Ener’s 96-page complaint is a brazen attempt to use the media as a platform to spread falsehoods and inflict pain on his client and his family for financial gain.

“Pedro Martin is the victim of extortion masqueraded as a lawsuit brought by Ms. Vibe Ener,” Duckenfield said. “She has evaded justice in the United States, flagrantly violated the law on several occasions, is currently a fugitive from justice for her failure to appear before a judge in a pending case and has subsequently fled the country.”

Duckenfield said Martin will vigorously defend himself. A Terra spokesperson said Ener’s lawsuit has nothing to do with the company or its chief executive, David Martin, Pedro’s eldest son. He declined further comment.

In a 74-page motion to dismiss filed Friday, Martin’s lawyers claim her complaint is “a vitriolic, malicious attempt to extort and embarrass the defendant from afar by regurgitating the same false allegations that have been repeatedly rejected by the family court.”

The on-and-off-again couple permanently split up three years ago when Martin petitioned Miami-Dade Circuit Court for the restraining order against the Finland born model. The two met in New York in 2009.

He alleged Ener was attempting to extort him and provided text messages from her threatening him if he didn’t pay. In 2013, Ener tried to get a temporary restraining order against Martin’s wife, but the judge found no cause.

Among the charges in Ener’s lawsuit are claims that she was forced to leave her home in Miami because of death threats against her, her mother and her children. She also said that Martin and his attorneys filed bogus criminal complaints against her and fed false information to media outlets that Ener was an exotic dancer.

According to the suit, she also claims Martin gave her a $100,000 engagement ring, and that they had a “spiritual wedding ceremony.” Ener accuses Martin of reneging on several agreements to take care of her, her son and the two children they had together, including a $60 million trust fund and a $3 million insurance policy for each child. Ener attached copies of the agreements bearing Martin’s signature with her lawsuit.

As part of Martin’s motion to dismiss, his lawyers included copies of judicial rulings in the restraining order case that found her in contempt of court for fleeing the U.S. to Europe with her three children in the summer of 2017. That October, then-Judge Ariana Fajardo Orshan — now the U.S. Attorney for South Florida — issued an order giving local law enforcement agencies the authority to seek an arrest warrant for Ener and return her to Miami.

The restraining order against Ener has since expired and Martin’s case was dismissed last year.

“After nearly two years in hiding, Vibe Ener has suddenly emerged to file what purports to be a civil complaint against Mr. Martin and a number of unnamed and unidentifiable so-called ‘co-conspirators,’” according to Martin’s dismissal motion. “Under the guise of a defamation claim, Ener attempts not only to rewrite history but also to re-write the very court orders that she has been violating for the past two years.”

Investor Jon Samuel bought his second shuttered Toys “R” Us store, as the bankrupt retailer’s former South Florida properties continue to sell off.

Trikon Boynton Beach LLC, led by Midtown Miami developer Samuel, bought the 37,000-square-foot building at 601 North Congress Avenue in Boynton Beach for $7 million, records show. The seller is Raider Hill Advisors, a New York-based retail real estate investment and advisory firm that was retained last year as exclusive real estate adviser to the bankruptcy estate.

Samuel said he plans to redevelop the property.

In January, he bought the former Toys “R” Us store in Cutler Bay, also for $7 million.

In South Florida, former Toys “R” Us stores that have sold in recent months include Benderson Development’s purchase of a location in Plantation for $7.8 million in December, where the company is planning a PGA Tour Superstore. The same month, Benderson also bought a “Toys “R” Us in Doral for $8.5 million and a store in Palm Beach Gardens for $6.5 million.

In August, Chevy dealer Arnaldo Bomnin paid $25 million for a Toys “R” Us property at 8325 South Dixie Highway in Miami, near Dadeland Mall.

Toys “R” Us announced in July that it brought on Raider Hill Advisors to help sell off 284 stores, distribution centers and other properties across the country, after filing for Chapter 11 bankruptcy in September 2017. At the time, it had $5 billion in long-term debt and $400 million due in 2018. Toys “R” Us owned about a third of its 735 locations.

Toys R Us Property Company I, LLC said in March that it emerged from bankruptcy as a reorganized entity under the name Hill Street Properties. Investors in Hill Street include Empyrean Capital Partners, LP and Glendon Capital Management L.P.
